We encourage tenants to pay their rent online, and most do, so rent payments clear and are deposited into your account right away. In addition, our web-based reporting system allows you to view all financial and maintenance activity in one place.
2. Property Inspections
We conduct formal property inspections, including photographs, twice a year along with additional spot checks. Our thorough tenant vetting process ensures responsible residents, but we take our obligation to be your eyes and ears seriously. If any issues come up, we catch them before they become problems.
3. In-House Preventative Building Maintenance
We believe in preventative maintenance, so we regularly recommend seasonal services including gutter cleaning, heating and air conditioning inspections, roof checks, as well as winterization and spring cleaning. If the property needs any major or minor repairs, we coordinate with our extensive network of preferred, cost-effective contracting professionals. In addition, tenants can go online anytime to request routine maintenance or report problems.
4. Tenant requests
We handle all tenant requests submitted through our online portal, email, and phone calls. We encourage all of our tenants to use the online system, which enables you to view any requests submitted.
5. Vendor Negotiations
Our network of preferred contractors allows us to find you the most competitive and reliable pricing for any work you may need performed.
6. Expense payments
We pay all of our contractors directly, recording and classifying all expenses in your owner ledger so that tax season is painless. Invoices and pictures provided by the contractors will be uploaded directly to your portal.
7. Lease renewal preparation
We contact tenants 60 days prior to the end of their lease to determine if they would like to renew for another full term. Once we receive confirmation, we get in touch with you for approval and draw up the lease renewal paperwork.
8. Apartment turnover services
We handle all inspections and maintenance needed after a tenant vacates the premises. Any damage above normal wear and tear is charged directly to the tenants. We make sure your property is move-in ready for the next tenant – even when there’s less than a 12-hour window, we’ll work continuously to make it pristine.
9. Insurance assessment
We would be happy to look at your insurance policy and recommend an insurance provider.
10. Emergency repair assistance
We are equipped to handle emergency maintenance issues 24 hours a day, 7 days a week. Once we confirm that a request classifies as an emergency, we dispatch our contractors to perform the necessary repairs.
11. Renovation oversight
Our team of highly skilled contractors handles renovations large and small. For projects beyond a typical repair or replacement (such as a kitchen renovation, bathroom renovation, structural work, etc.) an oversight fee applies.
Monthly, quarterly, and annual statements are generated for you through your unique online owner’s account. Your personal profile also details work orders, rents received, tenant communications, and more. We can also pay all property related expenses from rental proceeds.
