Eviction Guarantee
If a tenant needs to be evicted, Gordon James covers up to $5,000 of the attorney fees associated with the eviction process.

No fee until collected
On-Time Rent Guarantee
If rent is late, Gordon James does not charge a management fee until rent is collected, and late fees are split with the owner.

Up to $5,000 in protection
Pet Damage Guarantee
If an approved pet causes damage beyond normal wear and tear that exceeds the resident’s security deposit, Gordon James covers repair costs up to $5,000.

No management fee while vacant
Vacancy Guarantee
No management fees are charged during periods when the property is unoccupied.

No double leasing fee
Leasing Fee Guarantee
You will never pay two leasing fees within a 12-month timeframe. If a tenant does not fulfill a 12-month term, the leasing fee is prorated based on the length of the stay.

Cancelable with refund
Satisfaction Guarantee
If you are not completely satisfied, you can terminate the contract at any time at no extra charge, and Gordon James will refund the current month’s management fee with 10 business days requested for transition.
Shield Program protections are conditioned on the owner being represented by Gordon James and on the use of Gordon James' standard lease form. These guarantees do not apply to legacy tenants or tenants not identified, vetted, and explicitly approved by Gordon James.
