  • Washington, DC: DC has strict short-term rental (STR) regulations. Only primary residences may be rented on a short-term basis (Airbnb, VRBO). DC metro investors who want vacation rental exposure often do so in nearby destination markets where STR investment is more permissible and viable:

  • Shenandoah Valley and Blue Ridge Mountains (Virginia): Cabins and mountain homes near Front Royal, Luray, and Skyline Drive attract DC-area travelers for weekend and seasonal getaways.
  • Outer Banks, NC: A popular destination for DC metro family vacation rentals.
